Tampa Bay Soft Wash & Pressure Cleaning LLC is not just a faceless corporation. We are a true family-owned and operated Florida business. Founded in October 2020, owners Brian Vasquez and Jessica Lakins built Tampa Bay Soft Wash from the ground up to bring elite-level professionalism to the exterior cleaning industry.

As high school sweethearts who met at 16 years old right here at Clearwater High School, Brian and Jessica have deep roots in the community. Over two decades later, that partnership remains the foundation of everything we do. Today, alongside their three children and their newest addition, a beautiful granddaughter, they take deep personal pride in helping their neighbors protect and maintain their properties across Pinellas, Hillsborough, and Pasco counties.

Before founding Tampa Bay Soft Wash, Brian spent years as a certified TIA (Telecommunications Industry Association) structural inspector. Tasked with evaluating cellular infrastructure for industry giants like Crown Castle, he climbed and meticulously inspected towers from the aviation beacons at the very top down to the bottom anchors — developing an unwavering discipline for high-angle safety and structural integrity that defines everything he does today.

Brian brings that exact same world-class safety training and reverence for structural integrity to your property. When you hire Tampa Bay Soft Wash, you are not just hiring a roof cleaner. Beyond the exterior cleaning industry, Brian is a Software Systems Architect and the founder of LeadDeeds, a commercial-intent lead intelligence platform. He engineers autonomous data pipelines powered by custom open-source agentic AI tools, building systems that ingest raw public records to deliver early-stage commercial sales intelligence. Brian is also the creator and sole architect of Ayrianna, a Florida local-services trust directory that connects homeowners with verified contractors — eliminating the pay-to-play middleman model that dominates the industry.

Unlike most office managers who stay behind a desk, Jessica is a true Field Operator who is out on the trucks running the equipment every single week. Because she does the heavy lifting alongside Brian, she knows the industry and chemistry inside and out, allowing her to accurately price jobs and address every customer concern with total confidence.

Before getting her hands dirty in the exterior cleaning industry, Jessica spent over 21 years in the dental field. From overseeing complex customer sales to operating highly technical CAD/CAM dental systems, she learned the standard of medical-grade precision. Her true superpower is flawless end-to-end customer service. Today, she brings that exact same white-glove patient care and meticulous attention to detail to every homeowner and property manager we serve, ensuring that every concern is addressed and every client feels completely taken care of.

Active Community Board Leadership

We do not just clean HOA communities; we actively serve them. Since 2023, Jessica has served on the board of Greenbrier Club Inc.—a massive Pinellas community of over 700 condo and single-family home residents—and is currently in her second year as HOA President.

When she took office, the community faced severe backlogged challenges. Jessica immediately onboarded a professional CPA, brought in reputable legal counsel, filled every vacant board seat, and took over co-editing the Greenbriar Bulletin to restore transparent member communication. When the community pool was flagged by the Health Department due to prior vendor neglect, she took decisive action: she fired the incompetent vendor, hired a competent pool service—erasing all health warnings—and commissioned a comprehensive Reserve Study so the board could accurately budget for future capital expenditures.

In covenant enforcement, Jessica prioritizes mediation over litigation. She personally knocks on members' doors, walking them through covenants line-by-line in black-and-white to reach a fair resolution. Working alongside her, Brian acts as the technical policy strategist. Recognizing that many homeowners were subjected to arbitrary interpretations of covenants written in the 1970s, Brian drafted clear, unambiguous board policies that eliminated guesswork and protected member rights.

Because we actively serve and govern on our own community board, we intimately understand the legal and insurance pressures that property managers face. When you hire us for your community, you are hiring a team that speaks your language.

Life Outside of the Business

Coaching, Family, & Community Giveback

When they are not managing exterior cleaning or community affairs, Brian and Jessica love spending time outdoors with their family. You will often find them camping, hanging out at the beach, or exploring the Florida springs.

They are extremely active baseball parents in the local Countryside Little League, where Brian serves as the assistant coach for their son's team, and they regularly donate free exterior cleaning services to their son's school for charity raffles. Personally, Jessica takes her health very seriously and loves the outdoors. Brian, a dedicated tech enthusiast and Systems Architect, spends his free time developing the A.I.M. Ecosystem, a massive suite of open-source artificial intelligence engineering tools (including the AIM Connect app) which he uses to build data systems and operational software for the service industry.
