Why Soft Washing Works (The Science)

Soft washing relies on chemistry rather than brute force. Sodium hypochlorite (SH) kills Gloeocapsa magma (the bacteria responsible for black roof stains) at the cellular level. Pressure washing just moves organic growth around โ€” and it often grows back in weeks because the root spores are still alive.

In fact, ARMA (Asphalt Roofing Manufacturers Association) recommends low-pressure bleach cleaning for asphalt shingle roofs in their Technical Bulletin 217-RR-89. High pressure will blast away the UV granules and ruin a roof.

The $500 Pro Build (With Blend Manifold)

Ready for the upgrade path? Add metering valves, gate valves, and a PVC manifold. We recommend GF Metering Valves and Spears PVC Gate Valves (non-rising stem, Viton o-ring). Always use 3/4" or 1" fittings โ€” never 1/2" as it significantly increases friction loss.

Pulls chemical through the pressure washer's downstream port. Most versatile, simplest setup. Our go-to for house washing โ€” 99% of jobs.

2. 12V Chemical Pump

Dedicated soft wash pump for roof cleaning and heavier applications where you need stronger solution than a downstream can deliver.

3. Pump Sprayer (The Underrated Hero)

A literal pump-up sprayer. We've hit 2nd story gutters with stronger solution when downstream strength wouldn't cut it. WAY more effective than people give it credit for.

4. Chemical Line / Air Pump

"Pump sprayer on steroids" โ€” for when the pump sprayer isn't enough and you need serious chemical volume at distance.

5. All-Flo Air Diaphragm Pump (Pro Upgrade)

Your First Job (House Wash SOP)

  1. Walk the property โ€” note problem areas, landscaping, obstacles.
  2. Pre-wet ALL plants and grass with water.
  3. Mix your downstream bucket (straight SH + surfactant).
  4. Apply from bottom to top with downstream injector.
  5. Let dwell 10-15 minutes (don't let it dry).
  6. Rinse from top to bottom with clean water.
  7. Post-rinse all plants again.
  8. Walk the property with the customer.
